Do the condition report

Record the property's state room by room, with photos, before the keys change hands, and give your tenant their 7 days to respond.

The condition report is the document both sides rely on at the end of the tenancy. Doing it properly before move-in is the single best protection for the bond conversation later, for both of you.

Steps

  1. 1Open the tenancy and choose Condition report. Tenwise scaffolds the rooms for you.
  2. 2Walk the property. For each item, mark clean / undamaged / working and add a comment and photos where something is worn or marked.
  3. 3Issue the report. Your tenant gets it in their portal with 7 days to agree or comment on each item and add their own photos.
  4. 4When their response is in, finalise. The finished PDF files itself with the lease documents, visible to both of you.

Photograph anything questionable, even if it seems minor. A ten-second photo at move-in beats a disagreement two years later.
