Do the condition report
Record the property's state room by room, with photos, before the keys change hands, and give your tenant their 7 days to respond.
The condition report is the document both sides rely on at the end of the tenancy. Doing it properly before move-in is the single best protection for the bond conversation later, for both of you.
Steps
- 1Open the tenancy and choose Condition report. Tenwise scaffolds the rooms for you.
- 2Walk the property. For each item, mark clean / undamaged / working and add a comment and photos where something is worn or marked.
- 3Issue the report. Your tenant gets it in their portal with 7 days to agree or comment on each item and add their own photos.
- 4When their response is in, finalise. The finished PDF files itself with the lease documents, visible to both of you.
Photograph anything questionable, even if it seems minor. A ten-second photo at move-in beats a disagreement two years later.
