What's the catch?+
The catch is your time. Tenwise does the paperwork — the listing, the screening checks, the lease, the rent reminders — but you make the decisions: which tenant, what rent, when to act on arrears. Plan on a few hours per new tenancy and minutes a month after that — we’ve itemised it in the honest hours. The trade in return: $19 a month instead of a percentage of your rent.What if something goes wrong?+
If a tenant goes into arrears, our software flags it the day rent is missed and sends a reminder. If they stay in arrears, you follow your state's process (we walk you through it). If you need to issue a termination notice, the templates are state-specific. If you'd rather hand off to an agent, your data exports as CSV and you can leave any time.Is my data safe?+
Tenant data is encrypted at rest and in transit. We host on Australian infrastructure where possible. Tenant identity documents and screening consents are held only as long as the law requires (typically 7 years after the tenancy ends). You can request a full export or deletion at any point.Can I switch back to an agent later?+
Yes. Tenwise doesn't lock you in. Your lease, bond receipts, rental ledger, and tenant contact details export as CSV. Most agents will pick up an active tenancy mid-stream.Do my tenants need a Tenwise account?+
Applying and signing the lease works from email links — no account required. Once a tenancy is active, your tenant can opt in to a free tenant dashboard (lease documents, messages, maintenance requests, inspections) or keep using email if they prefer. Either way, tenants never pay Tenwise anything.Which states do you support?+
NSW first, then VIC and QLD. Each state has its own lease templates, bond authority, and notice rules, so we add them deliberately rather than all at once.How is Tenwise billed?+
