• Are there any other fees?+

  No. No setup fee. No letting fee when you find a new tenant. No lease-renewal fee. No inspection fee. No statement fee. No EOFY fee. The payment processor's fee on rent collection is paid by you to the processor, not to Tenwise.
• What's the catch?+

  Time — that’s the trade. An agent does the work for 7.5%of your rent; with Tenwise the software does the work and you do the deciding — choosing the tenant, approving the repair, signing the lease. Expect a few hours of your time per tenancy event, not per week. We’ve put rough numbers on it in the honest hours on the Why Tenwise page.
• Can I cancel any time?+

  Yes. Close your account from Settings any time; we don't charge a cancellation fee or hold you to a term. If you cancel mid-month on the monthly plan, you keep access until the period ends. Annual subscribers get a pro-rated refund for the unused months. Your data exports as CSV (and signed leases as PDF) so you can take it with you.
• Does the price depend on how many properties I have?+

  Yes, and it scales cleanly. Your first property is $19 a month; every additional property is $9 a month, for as many as you own. Three properties is $37 a month; five is $55. Pay yearly to save about 17%.
• Is the first month really free?+

  Yes — start on the monthly plan and your first month costs nothing. List a property, screen applicants and sign a lease before any money is committed. Billing begins in month two at $19/month for your first property, and you can cancel before then at no charge.
• How does the 30-day money-back guarantee work?+

  It applies to the annual plan. If Tenwise isn't right for you, email us within 30 days of paying and we'll refund what you paid — no reason needed. After the 30 days you're still never locked in: cancel any time for a pro-rated refund of the unused months.
• What is the Founding Members deal?+

  The first 200 landlords on Tenwise can pay a single $199 once and never be billed for the subscription again — lifetime access. It's capped at 200 seats and won't reopen once they're gone. You can reserve a seat now; we collect the $199 when the pilot opens. Pass-through costs (screening checks, the payment processor's fee on rent) still apply, same as every plan.
• Is the Tenwise fee tax deductible?+

  Property-management software fees on a rental property are generally deductible against rental income in the same year. Tenwise's invoices are itemised so your accountant can drop them straight into the rental schedule of your tax return. We're not your tax adviser; check with yours.
• What about screening costs?+

  Tenancy-database checks (TICA, NTD, TRA) and credit checks are passed through at cost when you run them — typically $15–$30 per check, depending on provider. Tenants are never charged for these (the law says so in NSW, and we apply it everywhere). You only pay when you choose to run a check.
• What if I have a vacant property?+

  Your subscription doesn't change with vacancy — you pay the same per-property fee whether the property is tenanted or not. But because the fee is small and fixed per property, a vacant month or two doesn't sting the way a percentage-of-rent model can lurk in the background of an empty property.
• Can I switch between monthly and annual?+

  Yes, any time from Settings → Billing. Switching to annual mid-month credits the unused portion of your current month against the annual price.
• Will the price ever change?+

  No surprise price changes: no increase in your first 12 months, 60 days' notice of any change after that, and you can cancel before it takes effect with a pro-rata refund. We'd rather grow by getting more landlords on the platform than by hiking fees. If you want your price fixed permanently, the Founding Members deal locks it in for life — but that's capped at the first 200 landlords.
