What the calculator covers
- Management fee — the recurring percentage of rent your agent charges. We default to 7.5% (mid-range NSW); some charge less, many charge more.
- Letting fee — what the agent charges to sign each new tenancy, usually 1–2 weeks of rent. We default to 1.1 weeks (1 week + GST).
- Tenwise — a per-property subscription: $19 a month for your first property and $9 a month for each additional (or $189 + $89 a year). No setup fee, no letting fee, no lease-renewal fee, no inspection fee, no statement fee, no percentage of your rent.
What it doesn’t cover
Inspection fees, EOFY statement fees, advertising add-ons, and tribunal-attendance fees aren’t in the agent column. Add them at your own discretion — the real saving is usually larger than this calculator suggests.
