We start from the published median weekly rent for your postcode and property type, then adjust for the number of bedrooms and bathrooms. If we don’t have a figure for your exact postcode, we fall back to the state median, so you always get a range.
This is a guide, not a valuation or a formal rental appraisal. Real asking rents depend on condition, street, outlook, parking, furnishing, and how the local market is moving (things a median can’t see). Use it as a sanity check, then compare against live listings for similar properties nearby.
