Renew or end a tenancy
About 90 days before a fixed term ends, decide: renew on new terms, let it go periodic, or end it on a lawful ground with the right notice.

Your three options
Renew: propose the new term and rent; your tenant accepts or declines in their portal, and a fresh agreement issues for signing on acceptance.
Go periodic: do nothing formal; the tenancy continues month to month.
End the tenancy: since the 2024 NSW reforms there's no ending without a ground. You choose the lawful ground (end of fixed term, sale, moving in yourself, major renovations, and so on) and Tenwise enforces the notice that ground requires (30 or 90 days) and tells you when evidence is needed.
Rent increases
An increase needs 60 days' written notice and can happen at most once every 12 months. The rent card's increase helper works the earliest lawful date out for you.
